Northwest Valley radon is a story about growth. Peoria keeps building north along Lake Pleasant Parkway and the Loop 303, into Vistancia, Trilogy and the new communities pushing toward the lake, and as construction climbs out of the flats into hillier ground, the test results start behaving like the northeast Valley's. Not as hot as Cave Creek, but no longer the sleepy 1-point-somethings of older Peoria down by Grand Avenue either. Rule stays the same everywhere: the terrain suggests, only a test answers.

Because so much of north Peoria is new or still going up, this is our busiest area for radon-resistant new construction rough-ins. Builders and custom-lot owners: pipe and gravel before the pour costs a few hundred dollars and turns any future radon issue into a one-hour fan hookup. We coordinate with your super between utility rough-in and the vapor barrier, and volume pricing covers phased work. The retrofit alternative, scanner, core drill, attic run, is what the mitigation page describes and what your buyers would rather not need.

For existing homes, everything on the menu applies at normal pricing: 48-hour tests, mitigation installs, and a growing number of fan replacements as the first generation of systems in the area ages into the Valley's six-to-eight-year fan lifespan. Sun City and Surprise neighbors: you're on the same route, same prices.
