Cave Creek and Carefree sit directly on the granite, from Black Mountain out toward Spur Cross Ranch, and the test results show it. This is one of the few parts of the Valley where we tell people to treat a radon test as a when-you-move-in errand, same as changing the locks. Homes tucked into boulder outcrops off Cave Creek Road and Carefree Highway are exactly the profile that produces the readings people don't believe until the monitor prints them.
There's a second pathway out here that the rest of the metro mostly doesn't have: wells. A good share of Cave Creek and nearly all of the surrounding county-island properties run on private well water, and radon dissolves into groundwater moving through granite. Run a shower off a radon-heavy well and the gas comes out of the water into your bathroom air. Airborne testing catches most of it, but if your air test is elevated and you're on a well, we'll recommend a water test too before designing anything, because mitigating the slab won't fix what's arriving through the plumbing.
Install-wise, Cave Creek houses are pleasantly varied, custom homes, territorials, the occasional genuine ranch with a crawl space, and we've routed pipe through all of them.
