Mesa is where the myth that the East Valley "doesn't have radon" goes to get corrected, gently, by data. Most of the city's alluvial flats do test modestly, true. But northeast Mesa climbs toward the Usery and Goldfield country, and homes up in Las Sendas and around Red Mountain sit on rockier ground that behaves more like the northeast Valley hill towns than like downtown. We carry more than a few Las Sendas addresses in the over-4.0 file. If you're anywhere north of the 202 Red Mountain freeway, testing is worth the $165 just to stop wondering.
Mesa also gives us the Valley's most interesting foundations. Historic Lehi and the older neighborhoods near downtown include genuine crawl-space homes, rare birds in this metro, and a crawl space changes the whole mitigation design: instead of coring a slab we seal the earth floor with a heavy membrane and depressurize under it. It's quieter work than it sounds and it's priced on the cost guide. Everything built in the last few decades is standard slab work, post-tension scan included, per the mitigation page.
The steadiest Mesa business, though, is transactions. Between snowbird turnover, investors, and the sheer volume of housing stock from Dobson Ranch to Superstition Springs, Mesa generates more real estate radon tests for us than any other city, and the inspection-window routine there is tuned for exactly this market: place fast, report fast, bid attached.
